How Elite Products Fail - and How We Fix Them

  • CSW200 swing-gate operator: seized worm gear. The CSW200 is common on Fremont’s heavier wrought-iron swing gates, and the cast-iron worm gear can seize after five to seven years of service, especially if the gear housing wasn’t re-greased during annual maintenance. The motor hums but the arm doesn’t move. We pull the housing, inspect the bronze worm wheel for galling, and replace both the worm and wheel with OEM Elite parts. We photograph the gear mesh before we close it up.
  • SL3000 slide-gate operator: limit-switch drift. The SL3000’s magnetic limit switches can drift out of calibration on Fremont’s longer driveway runs, particularly where the gate track settles slightly after winter rains. The gate may stop a foot short of closed or coast into the stop. We reset the limits with a digital level, record the new positions, and test the gate through ten full cycles before we leave.
  • Miracle One keypad: voltage drop on long wire runs. Elite’s Miracle One keypad draws more current in cold weather, and on Fremont properties where the keypad sits fifty-plus feet from the motor, the low-voltage line can drop below 18V. The keypad goes dark or responds intermittently. We test voltage at the keypad under load, then either upsize the wire gauge or install a local power supply, depending on what the existing conduit allows.
  • Elite battery backup systems: sulfated batteries. The Elite Q024 backup battery, standard on most post-2018 installs, will sulfate if left in a discharged state after a power outage. Fremont’s PG&E PSPS events in 2019 and 2020 left a lot of these batteries half-dead. We load-test the battery, replace it with a fresh AGM if it won’t hold 12.4V under load, and verify the charging circuit is actually reaching float voltage.
  • Elite control boards: surge damage from nearby lightning. The older DSW and FSC boards are vulnerable to voltage spikes during Bay Area spring thunderstorms. We’ve replaced a half-dozen in Fremont’s higher-elevation neighborhoods since 2020. The board may show erratic behavior - opening on its own, ignoring remotes - or simply go dark.
